Terms of use

This website is operated by Signature Staycation LTD, registered in England and Wales under company number 15682139, with its registered office at 128 City Road, London EC1V 2NX.

These terms cover your use of the website and nothing else. If we go on to enter into an agreement with you about a property, that agreement is a separate document, it is signed by both of us, and it, not this page, governs the arrangement between us. Where the two differ, the signed agreement wins.

By using the site you accept these terms. If you do not accept them, do not use the site.

The pages here describe how we work in general terms. They are an invitation to get in touch, not a contractual offer, and nothing on the site creates a contract between us. A contract comes into existence only when a written agreement has been signed by both parties.

We may change, correct or remove anything on the site at any time, and we are not obliged to tell you when we have.

Any rent figure we quote is specific to the property it relates to. It depends on the size, condition and location of that property, and on what our housing partners require at the time we quote it.

Every figure is subject to:

• –A survey of the property and a joint viewing with the local authority.
• –Any remedial work being agreed and completed.
• –A written agreement being signed by both parties.

Figures used anywhere on this site as illustrations are exactly that. They are not a quotation for your property, not a forecast of what your property will earn, and not a promise of any return. Until we have seen the property and put a figure in writing, no figure applies to it.

Nothing on this site is advice, and it is not written with your circumstances in mind. Before entering into any agreement with us, take independent advice from your own solicitor and accountant, and check that your mortgage lender and your insurer are content with the arrangement.

We are not authorised or regulated by the Financial Conduct Authority and we do not give investment advice. We are not a registered provider of social housing and we are not a housing association. We are a private limited company that leases residential property and manages it.

Signature Staycation LTD is an active member of the Property Redress Scheme. The scheme is independent of us, and our membership is listed on its public agent finder, under our registered address at 128 City Road, London EC1V 2NX. Please check it before you speak to us.

Companies offering guaranteed rent often take the position that they are principals rather than agents, and so fall outside the scope of a redress scheme altogether. We are a member regardless. It means that if a complaint cannot be settled between the two of us, there is somewhere independent for you to take it.

Signature Staycation LTD is not registered for VAT. Any figure quoted to you is therefore quoted without VAT added.

The wording, layout, design, name and logo on this site belong to us or are used under licence. You are welcome to view the pages and to print or save them for your own use while you consider whether to work with us.

Anything beyond that needs our written permission first. That means copying the wording, republishing pages, or using our material in another business.

We do not publish our agreements, information packs or operating documents on this site. They are provided directly on request to landlords and agents we are in discussion with.

Where we link to a site we do not run, our reviews page for example, the link is there for convenience. We do not control those sites, we are not responsible for their content or for how they handle your information, and a link is not an endorsement. Read their own terms and privacy notices before using them.

We take care to keep the site accurate and available, but we do not promise that it will be uninterrupted, error-free or up to date at every moment. We may suspend, withdraw or change any part of it without notice, and we are not liable to you if the site is unavailable for any period.

Please do not:

• –Attempt to gain unauthorised access to the site, its server or any connected system.
• –Introduce anything malicious, or place any deliberate strain on the site.
• –Use the site or its content for anything unlawful, or in a way that could damage or misrepresent us.

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited or excluded.

Subject to that, we are not liable for loss of profit, loss of business or opportunity, or for any indirect or consequential loss, arising from your use of this site or from reliance on anything published on it. If you are using the site as a consumer rather than in the course of a business, your statutory rights are not affected by anything in this section.

We may amend these terms from time to time. The date at the top of the page shows when they were last revised, and the version on this page is the one that applies to your use of the site today.

These terms, and any dispute arising out of them or out of your use of this site, are governed by the law of England and Wales. The courts of England and Wales have jurisdiction over any such dispute.
