Signature Staycation is a property company, not an agency. We take residential property on three to five year agreements, pay the owner a fixed rent for the whole of that term, and use it as temporary accommodation for families placed through local authorities and supported living partners. Everything below is the detail behind that sentence, including the parts companies in this market usually leave out.
What we actually do
Three things, and we do all three ourselves.
There is no fourth product hiding behind these. We have millions of pounds' worth of property under management, and every one of those agreements works the same way.
We lease property from owners
Homes of 1–4 bedrooms in good condition and reasonably well connected: studios, flats, houses. Under a guaranteed rent agreement we sign a commercial lease, become your tenant and pay a fixed sum every month of the term, occupied or not.
We house families in it
The property is used as temporary accommodation for families placed through local authorities and supported living partners. They occupy as licensed occupiers under our housing agreement. No assured shorthold tenancy is created, and no tenancy rights attach to your property.
We manage everything in between
Deep clean, inventory, check-in, inspections, repairs, compliance certification and the local authority relationship. You get one agreement, one monthly payment and one company to call about any of it.
Who lives in the property
Small families, vetted twice, staying twelve to twenty-four months.
Most of our occupiers are families with children, relocating into the area under a local authority placement or through a supported living partner. They are vetted by the placing authority before they are offered anywhere at all, and again by us before anyone is given keys. Stays typically run 12–24 months.
Some of these families arrive from difficult circumstances. A settled address is usually the thing that lets a household hold down work, keep children in one school and get back to running its own life. That is what this kind of housing is for, and it is why local authorities pay for it.
We treat the family as people living in a home rather than a placement to be processed, and we treat your property as something we have to hand back in the condition we took it. Those two things are not in tension, and the inspection regime below is how we hold both.

Signature Staycation LTD is an active member, listed on the scheme’s public agent finder under the registered address above. The scheme is independent of us. If we ever failed to put something right, you would have somewhere to take it that is not us.

We are registered with the Information Commissioner’s Office as a data controller, from 27 April 2024. Anything you send us about yourself or your property is held under that registration. The entry is on the ICO’s own public register.

A fixed term from the start. Neither side can bring it to an end inside the first twelve months, and after that it ends on notice.

Your tenant, on a commercial lease
Under guaranteed rent we are the tenant, not your representative. The lease is taken in the company’s name, we pay you a fixed monthly rent, and the cost of an empty property is ours.
- How we are paid
Local authority temporary accommodation contracts
Our income comes from the housing contract, not from your rent. That is the reason there is nothing to deduct from what we quote you.
- What we charge you
Nothing
No management fee, no service fee, no letting fee, no renewal fee. The monthly figure we agree is the figure that reaches your account.
- What we are not
Not a letting agent
An agent acts on your behalf and is paid out of your rent. We do neither. We are the party on the other side of your agreement, which is why nothing we earn is taken out of what you are paid.
Being in a redress scheme is not the norm in this market.
Landlord guidance published by local authorities makes the point bluntly: companies offering guaranteed rent are often members of no redress scheme at all, and you will usually only find that out by asking. The common argument for it is that a company taking a lease is a tenant rather than an agent, and so sits outside the requirement. We are a member regardless, because a landlord handing over a property should have somewhere independent to go if we ever fail to put something right. What separates a company that leases property from a person with a spreadsheet is what happens after the keys change hands. Ours is set out for our own team in writing, and this is what it commits us to.
An inventory before every stay
Nothing is handed over undocumented. We deep clean and prepare a full inventory report before a family moves in, so the condition the property started in is a record rather than a recollection.
Check-in is done face to face
Someone from our team meets the family at the property, goes through the house rules and the property guidelines, confirms every appliance works, hands over the keys and writes down anything raised.
Quarterly inspections, photographed
At least twenty-four hours’ notice, then every room is walked, photographed and condition-rated in our inspection app: walls, ceilings, flooring, doors, windows, fixtures.
A written report goes to the owner
Each inspection produces a written report carrying those photographs and ratings. It reaches you whether or not anything needs attention, and you are welcome to attend the inspection yourself.
Appliances replaced on first fault
If an appliance fails, we replace it like-for-like at our cost. You are not billed for it and in most cases you are not troubled with it at all. Repeat faults caused by misuse sit with the occupier, never with you.
Nobody here guesses an answer
Our team is instructed never to invent an answer for a landlord, a council officer or an occupier. If they do not know, the question comes back to the office and you get the real one, including when the real one is not what you hoped for.
Why landlords choose us
Four reasons, and none of them is a bigger headline number.
We will not tell you we are the biggest or the oldest company doing this. What we will do is show you how the arrangement works, put the terms in writing, and let you check every part of it before you commit to anything.
Certainty
The same amount on the same date for the length of the term. Whether anyone is living in the property is our problem, not yours.
No fees
We are never your cost centre. The figure we quote is the figure paid to your account, and nothing is taken out of it at either end.
