What we take on

The work stops being yours the day we sign.

We take the financial risk

Under a guaranteed rent agreement we become your tenant. Void periods, arrears and the cost of an empty property stop being your problem and start being ours. That is the whole point of the arrangement.

We pay for maintenance

Day-to-day repairs and upkeep are handled and paid for by us. If an appliance fails, the first fault is replaced like-for-like at our cost, not billed back to you.

We deal with the occupiers

You deal with us and nobody else. Check-in, house rules, day-to-day issues, out-of-hours problems and end-of-stay are all ours to manage.

We inspect and report

Quarterly inspections, room by room, photographed and condition-rated, with a written report sent to you. You are welcome to attend any of them.

We handle the paperwork

Compliance, certification and the local authority relationship sit with us. You receive a single agreement and a single monthly payment.

We return it as we found it

The property comes back in the condition it was handed over, fair wear and tear excepted, with a full inventory taken at the start to prove it.

This is the part most landlords are right to worry about, so it is worth being precise. We do not grant assured shorthold tenancies. Because the work is local authority temporary accommodation, families occupy as licensed occupiers under the placement. That is closer to how a guest occupies a hotel room than how a tenant occupies a let, except the stay runs months or years rather than nights.

The practical consequence is the one that matters to you: there is no assured sub-tenancy that could survive the end of our agreement, and so no sitting tenant for you to inherit. When the term finishes, the property comes back.

From first call to first payment

Four steps, and we move quickly through all of them.

    We agree the figure

    Tell us about the property and we come back with a monthly rent and a term. No valuation fee, no obligation, and the number we quote is the number you receive. We do not deduct anything from it.

  2. 02

    We check it with the local authority

    Photos and compliance documents go to our housing contact. We usually hear back the same day or the next as to whether it is a property they need.

  3. 03

    We view it together

    A joint viewing with the local authority, you and us. Anything that needs attention is listed there and then, and we start getting quotes immediately rather than waiting on the official report.

  4. 04

    We sign and pay

    The agreement is signed and the first month's rent is released straight away. We ask only for a short set-up period at the start to deep clean and prepare the inventory. After that, the same amount lands on the same date.

How the property is looked after

We run this like an operation, because it is one.

The difference between a company that leases property and a person with a spreadsheet is what happens after the keys change hands. Ours is written down and followed every time.

Every stay starts with an inventory

Before anyone moves in we deep clean and prepare a full inventory report, so the condition the property was handed over in is documented and not a matter of memory.

Check-in is done in person

A member of our team meets every family at the property, walks them through the house rules and property guidelines, confirms every appliance works, and logs anything raised.

Quarterly inspections, room by room

Each room is photographed and condition-rated in our inspection app: walls, ceilings, flooring, doors, windows, fixtures. Anything unusual is noted. You receive the written report.

Repairs are logged, not chased

Occupiers report issues to us directly. Simple problems get solved on the spot, anything more is recorded on video and escalated the same day. You are told about anything significant.

What happens if the property is empty?

You are paid exactly the same. Under a guaranteed rent agreement we carry the cost of a vacant property, because we are your tenant. Occupancy is our risk, not yours.

Will I get my property back at the end?

Yes, and the structure is the reason. We do not grant assured shorthold tenancies. Families are placed as licensed occupiers under local authority temporary accommodation, which means no tenancy rights attach to your property and there is no sitting tenant for you to inherit when our agreement ends.

Do you charge a management fee?

No. No management fee, no service fee, no letting fee, no renewal fee. The monthly figure we agree is the figure that reaches your account. Our margin comes from our housing contracts, not from your rent.

Who is actually living in my property?

Small families placed through local authorities and supported living partners, typically staying twelve to twenty-four months. They are vetted by the placing authority and then again by us before anyone moves in.

What if something breaks?

We fix it and we pay for it. Appliances that fail are replaced like-for-like at our cost on first fault. You do not get a bill and, in most cases, you do not even get a phone call.
